Historically one of Thomas Vale's oldest markets, the New Build Housing Division has the understanding needed to fulfil and exceed Client's aspirations and expectations.

 

The need to provide sufficient affordable housing continues to present a growing challenge for all Stakeholders involved in its delivery. The nationwide requirement to build 'more for less', tackle community and regeneration issues and address growing environmental standards only intensifies the challenge ahead.

We consistently seek to improve the affordable housing stock and increase the number of new homes for rent and homebuy via registered Social Landlords and Local Authorities.

Thomas Vale has always sought to lead the field in terms of its vision of the future, and to date has in excess of 20 framework agreements with a range of social housing providers and plays an active role in encouraging innovation through collaboration.

Worcester Road, Stourport on Severn Contract Value: £3million

The site, which is immediately adjacent to Thomas Vale’s head office in Stourport, was then sold to our long standing partner Wyre Forest Community Housing Group in order for them to develop 29 new build houses and apartments.

This project is of Timber Frame construction and is designed to achieve a ‘Very Good’ Eco-Homes Rating.

Brandwood End, Birmingham Contract Value: £7.1million

67 new affordable homes for outright sale, shared ownership and rent to supplement the existing 150 homes built in earlier phases, to include all associated external works, drainage, landscaping and services.

The homes which are due for completion in 2009 are to replace the former defective ‘Smiths Construction’ homes that have been demolished by the Council.

Trinity Court, Digbeth Contract Value: £1.8million

This development was introduced to Family HA (Birmingham) Ltd in August 2005. We assisted with land negotiations with the private vendor, and tracked the project through the planning process.

Extensive ‘Value Engineering’ was applied to make this social housing project be financially viable. The 24 apartments were built in two blocks of 12 No apartments and all are 2 bedroom. The construction consisted of MMC, a Timber Frame structure with a brick façade.

Gilbert Court, Bromsgrove Contract Value: £3.5million

Extra Care Accomodation for BDHT at Gilbert road, Bromsgrove.

The project was procured via the Spectrum Development Partnership. The Redevelopment included New Build, and Refurbishment of an existing occupied scheme. The project completed in 2009

Chester Road, Birmingham Contract Value: £1.7million
This is a bespoke development of 20 apartments for Waterloo Housing Association. The contract was negotiated under the Waterloo Constructor Framwork. The new homes were all available for rent in the popular area of Boldmere, Sutton Coldfield. The apartments were completed in September 2009.
